 Imperial Group Property Management has a broad range of property management services that we offer to our residential and commercial clients. Our core services that are common to all our clients include the following: 
 
  Advertising and showing subject property to prospective tenants 
 
  Full credit and national criminal background screening of all prospective tenants. 
 
  Preparing, renewing and renegotiating all leases  
 
  Detailed move-in/move-out inspection reports with digital photographs.  
 
  Ongoing monitoring and inspection of subject property to insure safety, compliance with tenants lease and tenant maintenance 
 
  Monitoring and documenting all incoming rents and deposits  
 
  Ensuring cost effective repairs as needed, coordinating and verifying said repairs. 
 
  Preparing CPA/IRS formatted, monthly and year-end statements 
 
  Representation on behalf of the owner, in our capacity as Broker, with all legal issues concerning tenancies. 
 
  Receive and deposit, into our trust account, all incoming rents 
 
  Receive and deposit, into our trust account, all capital funds 
 
  Full disclosure by email and/or phone of all repairs with prior owner authorization of all non-emergency repairs exceeding $100.00. 
 
  Make payments on any or all outstanding invoices or property obligations 
 
  Coordinate all common area maintenance and/or landscaping 
 
  Coordinate all Tenant Improvements and/or remodeling subject to management agreement. 
 
  No monthly fee if property is vacant 
 
  We maintain a high occupancy rate 
 
  All clients referred to us by Realtors will be referenced by that Realtor and if the client wishes to sell the property, they will be referred back to that Realtor
