move-in inspection report with photographs also used at move-out
Ongoing
monitoring and inspection of subject property to insure safety,
compliance with tenants lease and tenant maintenance
Monitoring
and documenting all incoming rents and deposits
Monitoring
and documenting all outgoing expenses and deposits
Coordinating
all repairs and verification of the same
Preparing
CPA/IRS formatted, monthly, quarterly, and year-end statements
Representation
on behalf of the owner with all legal issues concerning tenancies
Receive
and deposit, into our trust account, all incoming rents
Receive
and deposit, into our trust account, all incoming deposits
Receive
and deposit, into our trust account, all capital funds
Receive
and deposit, into our trust account tax and/or insurance funds
or proceeds
Make
payments on any or all outstanding Mortgage, Tax, Insurance, Utility,
or property obligations
Coordinate
and monitor janitorial services
Coordinate
and monitor security services
Coordinate
all common area maintenance and/or landscaping
Coordinate
all Tenant Improvements and/or remodeling
No
monthly fee if property is vacant
We
maintain a high occupancy rate
All
clients referred to us by Realtors will be referenced by that
Realtor and if the client wishes to sell the property, they will
be referred back to that Realtor
